The Irish Sweepstakes Centre was our practice's first major commission of an historically problematic building type; the speculative office.

Our design sets out to achieve a new urban form for the office workplace with an optimum balance between the interior environment and the natural external one.

The building layout incorporates underground car-parking with nearly one-third of the site devoted to open parkland, creating a sense of space around the entire complex.

The master plan responds to its highly varying site boundaries, providing a civic presence on Merrion Road.

The new tree-lined boulevard along Ballsbridge Avenue segregates the existing nineteenth century domestic architecture from the new and more civic scale of the ultra-modern workplace.
